Abstract [sv]

Hyresgästföreningen och Fastighetsägarna har svårt att enas i sina gemensamma hyresförhandlingar och komma fram till en överenskommelse som gör båda parter helt nöjda. Eftersom båda parter har starka egenintressen i frågan så använder de sig av olika strategier i hyresförhandlingarna för att nå fram till ett resultat. I denna uppsats har jag undersökt hur förhandlingsprocessen går till och vad det är som gör att kollektiva hyresförhandlingar avbryts respektive vilka strategier det är som kan främja en mer konstruktiv förhandlingskultur.

 

Syftet med studien är att fördjupa förståelsen om varför kollektiva hyresförhandlingar mellan Hyresgästföreningen och fastighetsägare i Göteborg ibland inte leder till överenskommelser. Studien syftar även till att identifiera vilka strategier som kan bidra till en mer konstruktiv och effektiv förhandlingsprocess.

 

Studien bygger på en kvalitativ metodansats med semistrukturerade intervjuer som insamlingsmetod. Syftet har varit att få en djupare förståelse för hur hyresförhandlingar upplevs och genomförs av representanter från Hyresgästföreningen och fastighetsägarsidan. Intervjuerna har analyserats induktivt, med fokus på respondenternas perspektiv och har tolkats i relation till deras roll i förhandlingsprocessen. Validitet och reliabilitet har säkerställts genom ett systematiskt tillvägagångssätt, transparens i genomförandet och noggrann transkribering.

 

Båda representerade parter tycker att systemet är bra i grunden men att det skulle behövas lite förändringar för att effektivisera processen. Det behöver tydliggöras hur hyresförhandlingen och hyressättningen ska gå till i framtiden för att kunna komma fram till ett resultat på ett smidigt sätt och undkomma långdragna processer.

 

Studien konstaterar att hyresförhandlingar i Göteborg ofta avbryts på grund av målkonflikter, informationsasymmetri och ett strategiskt agerande. Skiljemannaförfarandet har förändrat maktbalansen men väcker också nya frågor kring transparens och rättvisa mellan parterna. Trots detta kan väl förberedda underlag, goda relationer och ett lösningsfokuserat arbetssätt öka möjligheten till samförstånd. 

Abstract [en]

The Swedish Union of Tenants and the Property Owners have problems agreeing in their rent negotiations and reaching a deal that both sides are happy with. Since both parties have strong interests, they use different strategies in the negotiations to reach a result. In this paper, I have looked into how the negotiation process works and what makes collective rent negotiations stop, and also what strategies can help make the negotiations better. 

 

The purpose of the study is to understand more deeply why collective rent negotiations between the Swedish Union of Tenants and property owners in Gothenburg sometimes do not lead to agreements. The study also aims to find out what strategies can help create a more constructive and effective negotiation process.

 

The study is based on a qualitative method, using semi-structured interviews to collect information. The goal was to get a deeper understanding of how the negotiations are experienced and handled by people from both the Swedish Union of Tenants and the property owners. The interviews were analyzed with an inductive approach, focusing on the views of the interviewees and how their role affects the negotiation. Validity and reliability were ensured through a clear and careful method, open process and accurate transcription.

 

Both sides think that the system works well in general, but it needs some changes to make the process more efficient. It needs to be more clear how rent negotiations and rent setting should work in the future, so that results can be reached faster and without long delays.

 

The study shows that rent negotiations in Gothenburg often stop because of goal conflicts, information asymmetry and strategic behavior. The new arbitration process has changed the balance of power, but it also brings new questions regarding transparency and fairness between the parties. Still, well-prepared documents, good relationships, and a problem solving attitude can help the parties come to an agreement.
