Foreign Interest in Property Ownership in Sweden : Impact of the Swedish Krona (English)
Abstract [sv]

Syftet med denna studie har varit att få reda på mönster och drivkrafter från utländska investerare till den svenska fastighetsmarknaden och vad som gör att de vill äga fastigheter. Inriktningen har varit hur den svenska kronan påverkar ett potentiellt investeringsbeslut och om det gör skillnad på om man som land har en stabilare valuta som exempelvis euron. För att uppnå detta har en kvalitativ forskningsmetod använts där sex personer i fastgihetsbranschens grenar medverkat och bidragit till en fördjupad förståelse för studien. Studiens resultat visade att det som främst driver utländska aktörer är en likvid marknad och en hög transparens. I Sverige är dessa faktorer höga och gör alltså det till ett attraktivt land att äga fastigheter i för utländska aktörer. Vid intervjuer av personer som arbetar inom fastighetsbranschen eller relaterade branscher framgick det att 50 procent anser att den svenska kronan har en betydande inverkan på investeringsbeslut eftersom det finns risker med att investera i en volatil valuta, medans 50 procent ansåg att valutan inte är det främsta som tas i beaktande då det finns valutasäkring i olika former för att kringgå risken som uppstår. 

Abstract [en]

The purpose of this study has been to identify patterns and drivers of foreign investors into the Swedish real estate market and what motivates them to own properties. The focus has been on how the Swedish krona affects a potential investment decision and whether it makes a difference if a country has a more stable currency such as the euro. To achieve this, a qualitative research method has been employed, involving six individuals from various branches of the real estate industry who have contributed to a deeper understanding of the study. The results of the study showed that the main drivers for foreign actors are a liquid market and high transparency. In Sweden, these factors are high, making it an attractive country for foreign investors to own properties in. During interviews with individuals working in the real estate industry or related industries, it emerged that 50 percent believe that the Swedish krona has a significant impact on investment decisions due to the risks associated with investing in a volatile currency. However, 50 percent also considered that the currency is not the primary consideration as there are currency hedging mechanisms in place to mitigate this risk.
