Digital twin’s development in the real estate industry (English)
Abstract [sv]

Fastighetsbranschen är i en pågående digitalisering där flertalet nya tekniker introduceras och prövas, en av dessa är den digitala tvillingen. Den digitala tvillingen i fastighetsbranschen är en virtuell modell av en verklig byggnad som ger upphov till flera möjligheter vad gäller optimerad förvaltning. Syftet med studien är att undersöka var den digitala tvillingen befinner sig idag i fastighetsbranschen och om den används som ett hjälpmedel i branschen. 

Studien har en kvalitativ ansats med semistrukturerade intervjuer för att undersöka var utvecklingen av den digitala tvillingen befinner sig i fastighetsbranschen. Vi har intervjuat sex stycken respondenter från företag i fastighetsbranschen med kunskap och erfarenhet av den digitala tvillingen. 

För att avgöra var den digitala tvillingens utveckling i fastighetsbranschen befinner sig grundar sig studien på Gartner Hype Cycle, som är en teori för att analysera var ny teknologi befinner sig på innovationskurvan. Utifrån respondenternas svar och det teoretiska underlaget har vi dragit slutsatsen att den digitala tvillingen i fastighetsbranschen befinner sig i den fjärde fasen av Gartner Hype Cycle. Denna fas karaktäriseras av att företag börjar gynnas av tekniken och den börjar bli allmänt mer förstådd. Eftersom digital tvilling inte är lättproducerad eller tillgänglig till alla aktörer i branschen idag uppnår den inte fas fem i Gartner Hype Cycle. Sammanfattningsvis gynnar sig digital tvilling idag till förvaltning och analyserar olika data från sina fastighetsbestånd som energiförbrukning, belysning, prestanda etc. I framtiden tror respondenterna att tekniken genom digital tvilling kan bidra till stadsutveckling, produktutveckling etc., och det enda som sätter stopp vad digital tvilling kan innebära för fastighetsbranschen är människors fantasi.  

Abstract [en]

The real estate industry is currently undergoing digitization, where numerous new technologies are being introduced and tested, one of these being the digital twin. The digital twin in the real estate industry is a virtual model of a real building, offering numerous opportunities for optimized management. The purpose of the study is to examine where the digital twin currently stands in the real estate industry and whether it is being used as a tool in the sector.

This study has taken a qualitative approach with semi-structured interviews to investigate the development status of the digital twin in the real estate industry. Six respondents from companies in the real estate industry with knowledge and experience of the digital twin were interviewed.

To determine where the development of the digital twin in the real estate industry stands, the study is based on the Gartner Hype Cycle, a theory for analyzing where new technology is on the innovation curve. Based on the respondents' answers and the theoretical foundation, we have concluded that the digital twin in the real estate industry is in the fourth phase of the Gartner Hype Cycle. This phase is characterized by companies beginning to benefit from the technology and it becoming more generally understood. Since the digital twin is not easily produced or accessible to all players in the industry today, it does not reach phase five of the Gartner Hype Cycle. In summary, the digital twin currently benefits property management and analyzes various data from its property portfolio such as energy consumption, lighting, performance, etc. In the future, respondents believe that the digital twin technology could contribute to urban development, product development, etc., and the only limit to what the digital twin can mean for the real estate industry is people's imagination.
